When seeking out a non-profit to assist you, ask what makes there negotiators capable of working on your behalf? You do not want a “volunteer” working to help you keep your home, you want a professional.  Don’t be misled, many professionals will volunteer to help homeowners, however most professionals will require a fee.   There are many organizations out there that are attempting to help homeowners, however, if they are not able to help you, what are they loosing? 

3rd Party companies at times charge you for there services. Many of these companies are looking at this as a great “business” oppurtunity. Others are professionals looking to get into a new business.  You want to deal with a 3rd party company who will provide the names of individuals that they have worked with, or able to show you proof that they have stopped auctions, or have created workout plans for there clients.
Also be aware of the company that states they can gurantee to stop your auction, because unfortunately, there can be no gurantees when working with lenders.  A reputable 3rd party company, may be the best option for a homeowner facing foreclosure, however, you should make any company verify why they  are “qualified” to negotiate with your lender on your behalf?

 If your facing foreclosure, be carefull, you should choose a “qualified” individual to help you, regardless if they are representing a non-profit, a licensed realtor, or a 3rd party negotiator.

As the foreclosure rate in the Valley continues to climb, a new problem grows along with it. Vacant homes have sprung up in nearly every Valley neighborhood as homeowners are forced to leave, creating concern for citizens.

Shenee Martin likes to walk her Chandler neighborhood, but says the vacant homes have become eyesores, and can even be dangerous. “It does pose a danger when you’ve got weeds that could catch fire and pools that are not maintained.”

Several homes in Martin’s southwest Valley neighborhood are in foreclosure, leaving nobody home to take care of the property. The result is overgrown yards, dirty pools, and in some cases, transients and squatters living in the vacant homes. advertisement 
 
 
Marc Slavin of the Arizona Short Sale Office says his company has been to neighborhoods where nearly every house is vacant. Once the home has been foreclosed, the lender or bank generally takes charge of the maintenance and security of the home. Slavin says that the time during the foreclosure process is usually when the homes become neglected. “The lender has to be notified and made aware of the problem that there is overgrown… or whatever, fire hazards or mosquitoes,” says Slavin. “They have to be made aware, so we have to take it up with the lenders.”

But that doesn’t help homeowners who say their property values are hurt by vacant homes. In one neighborhood, a home in foreclosure sits with huge weeds covering the yard. Maricopa county placed a sticker in the window warning of an unsafe pool.

That scene is repeated numerous times, leaving some residents so frustrated that they clean the vacant homes themselves. Slavin says the only real way to fix the problem is to educate homeowners so they don’t get to the point of foreclosure in the first place. “The fear, you know, of losing their home in general… it kind of makes people put their heads in the sand and hope it goes away. And unfortunately, that’s how we end up with all these empty neighborhoods.”

Slavin says that if homeowners are in trouble, the best thing to do is talk to your lender. “Definitely get the communication lines open… the banks will work with the homeowner.” He says there are many programs to help people behind on their mortgages. But with 354 new foreclosures filed on Tuesday alone, Slavin says the problem will probably get much worse over the next few months.
